Worth knowing

If rain runs through your screen, the screen is not the problem

This comes up constantly. Someone calls about the enclosure because when it rains hard the water runs down and comes through the lanai screen, and they assume the screen failed.

Usually the roof above it has no gutter, so a whole roof slope is dumping onto one edge of the cage. New screen will do nothing about that. Put a gutter up there and the screen stops being the problem.

We would rather tell you that than sell you a rescreen that does not fix it.

The things Central Florida homeowners ask us most about rescreening, cost and upkeep.

Do I need a whole new enclosure or just new screen?

Most of the time, just new screen. The aluminum frame usually outlasts the screen by years. We look at the frame first and tell you, because a rescreen costs a fraction of a new cage.

Are they really that hard to keep clean?

They need washing down once or twice a year, mostly for pollen in the spring. It is a hose and a soft brush, not a project. Anyone who tells you it is zero maintenance is not being straight with you.

How long does it take?

A rescreen is usually a day. A new enclosure depends on the size of the deck and on permitting.

Water comes through my screen when it rains hard. Can you fix that?

Probably, but often not with screen. If the roof above has no gutter, an entire slope is dumping onto one edge of the cage and new screen will not change that. We will look at both and tell you which one is actually the problem.

Do you serve my area?

Polk, Osceola, Orange and Lake County. If you are near the edge, just ask and we will tell you straight.

Do I need a permit for a new enclosure?

Usually yes. A pool enclosure is a structure, and counties here treat it that way. What we handle and what stays with you is stated on your estimate before work begins.

How long does screen last in the Florida sun?

Sun and pollen are what age it, not usually damage. It goes brittle and starts to sag long before it tears. If yours is loose to the touch, that is the sun, not something you did.

Will it make the pool area darker?

A little. Screen cuts some light and some heat, which is part of why people like it. Different mesh lets through different amounts, so ask us what the difference actually looks like before you decide.

What about pets and the screen?

Dogs and cats going through the lower panels is the most common damage there is. Ask us what your options are for the bottom section when we are out there.

How long does it take?

It depends on the size of the deck and on permitting, which is the part nobody controls. We will tell you the realistic window when we quote it, not the best case.
